Building in Museum District

Deed restrictions, city overlays and what a lot can hold, in plain English. Updated October 2026.

The short version

The residential Museum District east of Main (the Museum Park super neighborhood, which includes the Binz and Southmore blocks) has no City historic district. We found no neighborhood-wide deed restrictions either. The Museum Park Neighborhood Association is a civic group, and it does not run a covenant.

What shapes most projects here is the METRORail Red Line. Many streets near the stations are City TOD streets. Primary TOD streets carry mandatory sidewalk and site design rules and lower parking minimums.

The north half of the neighborhood is a City prohibited yard parking area. City historic districts start just west of Main, so check which side of Main your lot is on.

What it means for your lot

Find your TOD street

If your lot faces a Primary TOD street, the City's TOD sidewalk, building and driveway rules apply. On a Secondary street they are optional, but they lower your parking minimum.

Check which side of Main

East of Main there are no City historic districts. West of Main, several districts need a Certificate of Appropriateness.

No parking in the front yard

In the north half of the neighborhood, parking on the front or side yard is prohibited. Plan for parking on a driveway or in a garage.

City overlays

On top of any deed restrictions, the City of Houston adds its own layers. Where two rules overlap, the stricter one governs.

  • TOD streets. Streets near the Red Line stations are classed Primary (mandatory) or Secondary (opt-in), with wider sidewalks and parking reductions.
  • Prohibited yard parking area. Requested by the Museum Park Neighborhood Association and approved by City Council.
  • City landmarks. Three designated landmarks inside the super neighborhood.
  • Nearby historic districts. West Eleventh Place, Shadow Lawn, Broadacres and First Montrose Commons, all west of Main.
  • Management district and TIRZ. Houston Southeast Management District; parts of the neighborhood are in the OST/Almeda and Midtown TIRZs.

Museum District questions

Is the Museum District deed restricted?

We found no neighborhood-wide restrictions east of Main, but some older subdivisions may have them. Check your title commitment.

Is it a historic district?

Not east of Main. The City districts West Eleventh Place, Shadow Lawn, Broadacres and First Montrose Commons are just west of Main.

Can I build townhomes here?

Often yes, under Chapter 42. Lots can be as small as 1,400 SF with 60% coverage, and there are no special minimum lot size areas inside Museum Park. TOD and yard parking rules still apply.

Can I add a garage apartment?

City rules allow a secondary dwelling unit of up to 1,500 SF, unless active deed restrictions prohibit it.
