Lot Lab™ guide · Timbergrove Manor
Building in Timbergrove Manor
Deed restrictions, city overlays and what a lot can hold, in plain English. Updated October 2026.
The short version
Timbergrove Manor's deed restrictions are split between two associations. The Timbergrove Manor Civic Club covers Sections 5 through 14. The Timbergrove Manor Neighborhood Association covers four other sections under restated restrictions adopted in 2002, which replaced the 1951 originals.
The restrictions keep the neighborhood single-family, set minimum lot sizes that stop small-lot splits, and require architectural review.
Knowing which association covers your lot is the first step, because the rules are not the same.

What it means for your lot
63 feet and 8,000 SF
Section 7 won't let you build on a lot under 63 feet wide or 8,000 SF. That rules out the usual small-lot townhome split.
A 25-foot rear yard
Interior lots keep 25 feet clear at the rear, so the buildable area is shorter than it looks. Plan the garage and outdoor space around it.
Check which association
Civic Club sections and Neighborhood Association sections have different documents. Start with the HCAD legal description.
City overlays
On top of any deed restrictions, the City of Houston adds its own layers. Where two rules overlap, the stricter one governs.
- Special minimum lot size. About a dozen blockfaces have City minimum lot sizes from 3,500 to over 9,000 SF.
- Special minimum building line. A few blockfaces have City building lines from 16 to 44 feet.
- Yard parking. Part of the area is a City prohibited yard parking area.
- Historic review. No City historic district in Timbergrove itself; lots near the Heights edge should be checked.
- Floodplain. Check each lot, especially near White Oak Bayou.

This guide summarizes recorded deed restrictions, published association guidance and City of Houston map layers as of October 2026. It is general information, not legal advice, and it doesn't cover every section or amendment. Lot Lab reports and guides are preliminary design-feasibility research prepared by Sun Collective Design Group, an architecture studio, from public records available on the date shown. They are not a survey, plat, title commitment or title opinion, appraisal, engineering study, legal advice or a guarantee that any permit, replat, variance or association approval will be granted. Deed restrictions, plats and City rules can be amended or interpreted differently. Confirm everything with a current survey, a title commitment, the governing association and the City of Houston before you buy, design or build. Our total liability for any report is limited to the fee paid for it. Race-based clauses in older restrictions are void and unenforceable.
