Lot Lab™
Terms and report license
Last updated October 31, 2026.
1. Who we are
Lot Lab™ is a service of Sun Collective Design Group ("we", "us"), an architecture studio in Houston, Texas. These terms apply to the Lot Lab free lot check, investor and developer reports, neighborhood guides and anything else we publish under the Lot Lab name (together, the "Lot Lab content"). By requesting a lot check, ordering a report or using the guides, you agree to these terms.
2. What a report is, and isn't
A Lot Lab report is preliminary design-feasibility research about one property, based on public records, recorded documents and City of Houston rules available on the date of the report. It is not a survey, plat, title commitment or title opinion, appraisal, environmental or engineering study, legal advice, or a guarantee that any permit, replat, variance or association approval will be granted. Records can be incomplete or out of date, and deed restrictions and City rules can be amended or interpreted differently. You are responsible for confirming the information with a current survey, a title commitment, the governing association, the City of Houston and your own advisors before you buy, design or build.
3. Your report license
When you pay for a report, we grant you a limited, non-exclusive, non-transferable license to use it for evaluating, financing, buying, designing or permitting the property it covers. You may share it with your own lender, partners, broker, attorney and design and construction team for that property. You may not resell, sublicense, publish or post it; remove its notices; use it for any other property; or combine it with other reports to build a database or competing product.
4. Ownership
We own the Lot Lab content, including the text, drawings, layouts, report format, the selection and arrangement of information, and the research methods and data behind it. It is protected by copyright, trademark and trade-secret law. Lot Lab™ is a trademark of Sun Collective Design Group. Nothing in these terms transfers ownership to you.
5. Website and guide use
You may read, print and share links to the guides for personal, non-commercial use. You may not copy, republish or create derivative works from them; access the site or Lot Lab content with bots, scrapers or other automated tools; or use any Lot Lab content to train, fine-tune or prompt an artificial intelligence model, or to build a dataset or competing product.
6. Orders and payment
Paid reports and surveys are paid at checkout through Stripe, and we confirm the order by email. Turnaround times are counted in business days from payment and are targets, not guarantees. If we can't complete a report, for example because the records needed are not available, we will tell you and refund what you paid for it. If you hire Sun Collective Design Group to design the project within 90 days of the report date, we credit the report fee to your design fee.
7. Surveys
If you add a survey, it is performed, sealed and certified to you by an independent surveying firm registered with the Texas Board of Professional Engineers and Land Surveyors, named in your order confirmation. Sun Collective Design Group does not perform surveys; we order and coordinate the survey for you and use its data in your report. The surveying firm is responsible for the survey under its own professional standards. Field dates depend on access to the property and weather; we keep you updated by email.
8. Limitation of liability
To the fullest extent the law allows, our total liability for any claim related to a report or the Lot Lab content is limited to the amount you paid for that report, and we are not liable for lost profits, lost opportunities or indirect, incidental or consequential damages. The free lot check and the guides are provided as-is, without warranties of any kind.
9. Your information
We use the information you send us to prepare your report and to contact you about it, as described in our privacy policy. We don't sell your information.
10. Governing law
These terms are governed by the laws of the State of Texas. Any dispute will be resolved in the state or federal courts located in Harris County, Texas.
11. Changes and contact
We may update these terms; the version posted here on the date of your order applies to that order. Questions: info@suncollective.org or (832) 263-2820.
