Building in Oak Forest
Deed restrictions, city overlays and what a lot can hold, in plain English. Updated October 2026.
The short version
Oak Forest is made up of 18 sections, and each one has its own recorded deed restrictions. The Oak Forest Homeowners Association (OFHA) enforces them and posts each section's documents on ofha.org.
Across the neighborhood the restrictions keep Oak Forest single-family: no duplexes, no multifamily, and single-family lots can't be split. Homes top out at two stories.
Building lines vary by section, and corner lots are different again. OFHA's Architectural Review Committee reviews new homes, additions and detached buildings before you build.

What it means for your lot
No lot splits
Single-family lots can't be subdivided, so a big Oak Forest lot is one homesite. Plan one larger home, not two.
Two stories, two-car garage
The two-story cap and garage rule shape the massing. Most new homes push the second story back to keep the street scale.
Build review time into the schedule
Allow about four weeks for OFHA review before you apply for a City permit. Starting without approval risks a red tag.
City overlays
On top of any deed restrictions, the City of Houston adds its own layers. Where two rules overlap, the stricter one governs.
- No historic district. Oak Forest has no City historic district.
- Special minimum lot size area. One City ordinance area (2019) protects a group of lots from being split.
- Special minimum building line. One area (2024) sets a 25-foot building line along its blockfaces.
- Yard parking. Oak Forest is a City prohibited yard parking area: no parking on the front lawn.
- Floodplain. Check each lot, especially near the bayou and drainage channels.

Deed restrictions, plats and City rules can be amended or interpreted differently.
