1. Schematic Design

This phase initiates the project’s design based on the owner's program (or a detailed list of spatial needs), budget, site conditions, and basic code requirements. For remodels or additions, the existing building’s measurements and documentation will be included at this stage. During this phase, the full Project Team, including any necessary consultants, will be brought on board.

2. Design DEVELOPMENT

During this phase, the Project Team will further refine and finalize the design, incorporating the owner's feedback, consultant input, and considering both code requirements and feasibility. The objective is to finalize a design that the client approves, allowing the project to proceed to the next stage. Note: Any additional meetings or revisions to the design after this phase will be considered as extra services.

3. Construction Documents

In this phase, the Project Team will produce the final set of construction documents. These documents are required for bidding, permits, and the construction process. All design elements, code requirements, and engineering services will be thoroughly finalized..

4. Bidding & Permitting

The Project Team will assist the owner in obtaining bids from qualified contractors based on the construction documents. Minor modifications or addenda may be issued as needed. The team will also help with the selection of a general contractor and ensure that all local and national codes are met for permit approval.

5. Construction Administration

Throughout the construction process, site visits and inspections will be conducted to ensure everything is in line with the construction documents. These inspections are essential for preventing contractor mistakes and misinterpretations, ultimately saving the client both time and money.

Luke Fry

Principal

Luke Fry graduated from the University of Houston, College of Architecture in 2002 with Dual Bachelor degrees in Architecture and in Environmental Design and a Minor in Construction Management.

With an extensive family history in the construction industry, he focused his efforts for many years on architecture in different architectural firms until starting Sun Collective Design Group in 2008.

He owns and operates Sun Collective Construction though he only builds projects which he is a part of the investment team. He also invests in real estate under Sun Collective SRI and owns and operates Sun Collective Construction on the projects he invests in.
